Landlords have
special responsibilities towards their tenants.
These responsibilities are laid down in a whole
raft of legislation concerning safety and other
issues. Although landlords letting or leasing
commercial type property can sometimes avoid or
minimise their exposure, landlords should always
take proper advice. (See also
Businesses). Landlords, who do not fall into
the aforementioned category, must provide a SAFE
environment and ensure (for example) that
electrical and gas appliances are safe to use.
Gas Regulations require an annual gas safety
certificate, but other Regulations do not
(currently) provide for an annual electrical
safety certificate. However, there is no other
way to deem an electric appliance is SAFE,
unless it is tested using proper calibrated
instruments, and a certificate of testing is
issued. EPH Services provides full testing
services, and provides a free
Visual Electrical Safety Survey with every
Electrical Appliance Test, thereby increasing
the Duty of Care and/or Due Diligence, which can
be demonstrated.
There are many ways EPH Services can assist
Landlords. The range of gas and electrical
services provided from one organisation is
unique, and covers pre-purchase surveys on
properties through to annual tests and any
remedial works required. Our aim is identify
possible problems and to act as the first line
of your defence. For example, by failing to
carry out Electrical Appliance Testing and
should an accident or claim be registered,
maximum fines for EACH offence are £5000 and/or
six months imprisonment. For the sake of
approximately £1.00 per week, this potential
liability could be waived. (See also
