  • THE PRINCIPLE

    The principle works in many ways. Primarily it is designed to assist all parties in the sale and purchase of domestic (and commercial) properties. It can be used as a marketing tool by the vendor (and his progressive thinking agent), or it can be used to satisfy a purchaser that having seen sight of a Visual Electrical Safety Survey and/or a Visual Plumbing and Heating Survey all services are sound. Needless to say, if the purchaser commissions a report, any findings could be used to lower the asking price. Surveyors acting for a purchaser may wish to recommend our inspection as a supplementary report to their own. And, solicitors may recommend to their clients the commissioning of a report in addition to a survey. Finally, a mortgage company may require an NICEIC Periodic Inspection Report For an Electrical Installation as a condition of the mortgage.

    WHO USES THE SURVEY?

    As discussed above, everyone involved in buying and selling houses. It does not matter whether you are buying or selling, acting for a purchaser or vendor. Whatever part you play in the housing market, the report strengthens your position. It also puts you ahead of the competition.

    VENDORS DON'T WANT TO PAY

    This is a common problem. The benefits of positive marketing (see below) and the consequences of avoiding such a report may catch up later in the sale proceedings. It really is a marketing opportunity. Whatever costs are incurred are added to the sale price (or at the very least, used to hold the price firm during negotiations).

    VENDORS ARE WORRIED ABOUT THE FINDINGS

    The vendor is probably well aware of any shortcomings anyway. The purchaser's surveyor will almost certainly pick up the most obvious ones, resulting in a delayed and uncertain period of negotiation which can be detrimental to both parties. The report should be seen as a positive step rather than a negative one. It is accepted that reports will not be right for every vendor or property (those in need of 'sympathetic refurbishment!' etc.).

  • A Survey from EPH Services greatly assists the vendor's bargaining position. Indeed, a good report should actually increase the asking price and should certainly cover the cost of the report and even any essential remedial work required.
  • Add appeal to the property: a property with a report is going to be better received than one that isn't.
  • Save time and worry: a potential purchaser can make a quicker decision.
  • Each party knows the position from the outset - there are no 'nasty shocks' later on, causing further delay and negotiations.
  • Purchasers are becoming more sophisticated and more demanding.
  • The report demonstrates professionalism and infers a business like attitude. It shows a vendor is serious about marketing his property.
  • The vendor (and possibly the agent) protects himself by showing a 'Duty of Care'. Our report will highlight any dangers to gas and electrical installations and appliances. This further reinforces marketing by providing peace of mind to potential purchasers.
  • The report can be used as a stand alone marketing tool, and/or used in conjunction with the surveyors and solicitors Seller's Information Pack which is currently undergoing government sponsored trials.
